Please note that our homes are intended for small weddings. Each home accommodates a maximum number of guests. The largest capacity is 75 at River Meadow House which can accommodate a tent. You will be required to sign a contract stating how many people will be
attending your event. If our security department reports a violation, it will result in an additional $1000 event fee.
It's easy to rent multiple homes in close proximity for you entire wedding party and guests. Ask us about discounts on multiple rentals.
Number of Rental Nights: 4-night minimum. 3-night stays are available during May, September, October and November with an additional non-refundable cleaning surcharge, ranging from $400-$700, depending on the home.
Home Setup: Each home is rented with its original setup of furniture and decor placement, linens and towels for what the home accommodates and a thorough clean upon your arrival and departure. Adding a Tent adds and additional $500 to your event fee. Season's Dreams is not responsible for additional setup or take-down of your ceremony or reception arrangements.
Moving Furniture and Décor: Our homes are decorated with valuable furnishings including priceless, irreplaceable and sentimental pieces belonging to the homeowner. You must obtain permission to move any furnishings or décor and utilize our licensed and insured movers. They will move the items you wish out of the home and back to the original location at the completion your event. Call us to schedule your move. Billiard tables, light fixtures, chandeliers and animal mounts
are strictly prohibited from movement.
Trash and Cleanup: The kitchen must be in order with all pots and pans washed and put away and the dishwasher started. You are responsible for the entire cleanup of your wedding ceremony and/or reception including the yard, all decorations, and flowers. All trash and decorations must be bagged and put in the garage. Trash not bagged properly will incur an extra fee.
Excessive Cleanup: Decorations left up, trashed not bagged, and extra cleaning due to blatant neglect of care to the home is billed at $50.00 per hour. Carpet stains are billed at a minimum $50.00 per hour. In the event the service of a professional carpet cleaner is necessary, the minimum cost is $135.00.
Parking: NO Parking is allowed on any city or county streets day or overnight. NO RV or bus parking allowed. You will be required to hire a shuttle service for your guests if the free shuttle is not available. Please contact us for specific information.
Other Expenses: Your event will incur a non-refundable fee of $500.00 to Season's Dreams.Neighborhood Courtesy: Whether near or distant each home has neighbors. Please be courteous to others in our community. Breckenridge has a noise ordinance past 10:00p.m. Complaints from neighbors or the police department will result in a $1000 fine and/or immediate eviction from the home with no monies refunded.

Please read the following information before going to get your marriage license. It will save you from having to make two trips! The Bride and Groom need to apply in person. If one of you is unable to apply in person, you will need to fill out an absentee application that has to be signed by a notary public. In the state of Colorado, the legal marriage age is 18. If you are under the age of 18, you will need to have a notarized consent form signed by a legal guardian. You will need to provide your Social Security card and one of the following forms of ID:
Passport Birth Certificate with a raised seal Other state or military ID The license is only good for 30 days. There is no waiting period, so it can be used right away. In the state of Colorado, blood tests are NOT required. In other words, anyone (your cousin, a friend) can perform the ceremony. TenMile Station is available late May through September. The Maggie - Named after Maggie Pond just off the deck, with the reflection of one of Breckenridge's most celebrated ski mountains, Peak 9, shimmering on the water. Sapphire Point - For weddings under 35, Sapphire Point (managed by the Park Service) is a wonderful option. The overlook at Sapphire Point offers stunning views of Lake Dillon Reservoir and the Tenmile Range. It is located between Keystone and Breckenridge on Swan Mountain Road. Sapphire Point is the only designated site where wedding ceremonies are permitted to take place in the Dillon Ranger District.
